Ref.4358 : French listed chateau to be restored for sale in Pays de la Loire.
Situated in the south of the Mayenne department, in the old historic province of Anjou, this charming property is built on the outskirts of a small village. Château-Gontier, 10 km away, is a dynamic town steeped in history. This ancient medieval town, through which the river Mayenne flows, boasts a rich property heritage. These include the former Ursuline Convent (dating from the 17th century), which now houses a national theatre, the Romanesque church of Saint-Jean-Baptiste (dating from the 11th century) with its interior frescoes, and the timber-framed houses and concentration of private mansions that symbolise the wealth of this town.

This charming, authentic little château is listed on the Inventaire Supplémentaire des Monuments Historiques, a guarantee of its architectural quality.
The stone building has a slate roof. Tufa stone adorns the facades of the house (bosses, stringcourses, cornices, frames).

The château faces north and south and spans a floor surface area of approx. 365 sqm under the rafters. The north facade, which includes the sculpted pediment, leads to the entrance to the property, guarded by two round turrets. The south facade features a square tower overlooking the garden. A splendid granite stairway with double steps leads to the 18th century wooden double-leaf entrance door, topped by a half-moon window, which leads to :
The ground floor comprises a 25 sqm entrance hall with a remarkable stone stairway leading to a 66 sqm lounge on the left, a 15 sqm kitchen opposite in the square tower, a 30 sqm dining room on the right, a former 17.5 sqm bathroom, a 35 sqm bedroom and a 7.5 sqm boudoir in a small room projecting from the south facade.
First floor: a former study (14 sqm) on a half floor, then a large landing (24 sqm) leads to 4 bedrooms (42, 21, 12 and 35 sqm) and 2 former bathrooms.
Unconverted attic above.
Cellars accessible from both inside and outside, including a former kitchen with vegetable garden and well.

This property is of very high architectural quality. Most of the decorative features (fireplaces, overmantels, doors, etc.) have been preserved inside, although some have been dismantled.

This property has been uninhabited for many years.
It needs to be completely restored.
The window frames were changed around ten years ago.
The old heating system is out of order.

The north-west entrance is guarded by two round stone turrets with slate roofs, which flank the wooden gateway.
To the north-west of the château, overlooking the courtyard, is an attractive 18th century caretaker's cottage with a Mansard roof pierced with stone dormer windows. It comprises an old wooden staircase and four rooms.
In the eastern extension of the castle: garage and storage room with old oil tank. Attic above.
To the south-west of the castle: another Renaissance-style building with a beautiful pilastered door used as garages.

The pleasure garden is walled on the village side and partly bordered by the outbuildings. It is planted with apple trees and other ornamental trees. The kitchen garden is bordered by a box hedge.
The total surface area is 3.66 acres (1 ha 48 a 31 ca).
