Ref.4199: Vineyard for sale in the Bordeaux region.
This beautiful wine estate is located on the border of the Gironde and Dordogne departments, in a commune close to Sainte-Foy-la-Grande. It is easily accessible, with Paris 3 hours away by TGV, Bordeaux 1 hour and Bergerac airport 25 minutes away. The nearby town offers all the services you need, with the hospital, lycée, train station and shops all less than 5 minutes away by car. This 82-hectare estate has a unique history. The name of the estate refers to the name of "Guillaume Blanc" consul of the town of Ste Foy la Grande, a notable who lived on the estate in the 15th century.
In 1992, the Château was bought by its current owner, giving the vineyard a new lease of life. It was completely restored and extended to continue producing great Bordeaux wines. The vineyard grew from 29,65 acres to 185,33 acres.
The château produces Bordeaux Supérieur reds and Sauvignon Blancs with the "Haute Qualité Environnement" (HVE3) label, certifying the estate's commitment to environmental protection.
The entire vineyard is in perfect condition, with an average production of 50 to 55 hectolitres per hectare in a normal year.
Saint Philippe du Seignal has the largest surface area, 123,55 acres planted mainly with:
Merlot (69,96 acres including 3,06 acres planted in 2018-2019)
Cabernet Sauvignon (26,44 acres)
Cabernet Franc (16,90 acres)
Malbec (12,68 acres planted in 2011-2012) on clay-limestone soil on the slopes, sandy on the lower slopes.
Bare land (4,20 acres to be planted - planting rights acquired this year).
In Saint Avit Saint Nazaire :
A surface area of 61,06 acres including land: 6,18 acres (7,41 acres of white in production).
The property has a large manor house, occupied by the manager, and an adjoining dwelling, rented on a year-round basis, with a surface area of 75m².
The farm equipment is complete, functional and well-maintained, and an inventory is available.
Production of around 4,300 hectolitres is currently fully reserved under an existing commercial contract.
The modern, functional winery is equipped with a fully temperature-controlled cooling and heating unit, and has a total capacity of 9353 Hl, broken down as follows:
Stainless steel vats 7645 Hl
Epoxy-coated cement tanks 928 Hl
Fibre tanks 780 Hl
The Château also has a magnificent barrel cellar with a capacity of 400 barrels. At present, 164 400-litre French oak barrels occupy this space, with gravel on the floor beneath the barrels in place to maintain the same temperature of 17°C in the cellar at all times (ventilation).
This cellar has direct access to the tasting room and the sales area. This 80 sqm room can also be used for seminars or other events.
This estate is offered on a turnkey basis.
The price includes the vines, equipment, cellars and winemaking facilities. All staff to be taken over.
The vintages have won numerous awards over the years, attesting to their consistent quality.
