      Half-way between Le Mans and Tours this, rare on the market, fully restored wine growers lodge is tucked away on the edge of a small hamlet in the centre of its own 3 acres vineyard. Excellent access to local restaurants, markets and commerce this is an ideal “getaway” property with the added bonus option of the vine being managed by a local expert and payment in bottled wine to the new owner.

      Lower Sarthe is known amongst other things for the Loir river that runs through it and thanks to this natural water source, relief rainfull and high levels of yearly sunshine, an excellent mix affording its excellent selection of wines. Since the middle ages the hills either side of the river valley have produced such names as “Jasnières” (requested by Henry IV when hunting in the neighbouring Bercé forest) and “Coteau du Loir”. Originally covering over 26,130 acres in 1829 with the majority being around Chateau-du-Loir and La Chartre-sur-Le-Loir. Today the surface covered by vines is greatly reduced placing a premium on the vineyards still in activity. Scattered within these vineyards are often see the “Loges des Vigne”, used to house the wine growers during the season. Traditionally built from the local tuffeau stone (the same stone as used in the noble chateaux of the region). The vast majority have been left to disrepair and abandon, certain have enjoyed some TLC and perhaps even a new roof, but very, very few have actually undergone a full restoration and modernisation and are useable as living accommodation of anything other than the very basics.

      Being used to visiting chateaux and manors this charming property is something very different for us and the first one I’ve seen for sale in 23 years of being a Loire Valley estate agent. The current owner has taken a rural building left to abandon and using traditional materials, retaining and enhancing the original character, combined with modern technology has created an idyllic holiday/week-end retreat.
      The original accommodation for our winegrower was simply one room in what we can call the tower, with the attached “barn” providing shelter for his horse, tools and hay. The conversion has kept the original fireplace and underfloor “wine store” in the tower room, today as a lounge (with convertible sofa bed), it’s double aspect with views over the vines and opens to the adjoining “barn” which today accommodates a good sized double aspect galley kitchen (fully equipped and functional).       Across the front of the building is a up lit stone terrace, a charming place to dine whilst watching the sunrise or set over your vines.
      Used and enjoyed by the owner as a family of four, with regular outside relaxation or dining on the terrace and surrounding gravelled areas, benefitting from the long warm summers this part of France has to offer. A short drive to the large leisure lake (canoeing, horse riding, sailing, swimming, fishing, etc. etc.) this is a great base, in idyllic surroundings, from which to explore this popular part of the Loire Valley and the Sarthe.
      The owner tells us that the permission granted for the work includes also an extension of 40m² (20m² on 2 floors) .. maybe a second bedroom and bathroom above or perhaps a larger lounge or veranda .. the option is there for the new owner to decide.

      Outbuildings:

      The plot measures 3 acres (1.2 hectares) with the majority vines. There is a gravelled path to and around the building along with grass tracks around the perimeter of the land. The vines are AOC Coteau du Loir and the very sought after variety called Pineau d’Aunis:
      Otherwise known as Chenin noir, Pineau d'Aunis is a red grape variety mainly grown in Anjou and Touraine, and originally from the Saumur region. It was the Prieuré d'Aunis at Dampierre-sur-Loire, near Saumur, that cultivated it and gave it its name.
      The current owner has a local wine producer who is keen to take over the managing of the vine and in return would pay 20% of the production back to the owner in bottled wine (to which you have the option of adding your own label). The agreement is not yet in place leaving the new owner free to choose this path or another as they wish.
