The manor house is set in open countryside in the south of the Nièvre department, around twenty kilometres from Nevers. The setting is very bucolic, with the bocage still very much in evidence, with a happy mix of meadows and cultivated fields. The site is of regional interest for its bocage fauna. Preserving this heritage requires the maintenance of small-scale livestock farming, which is one of the factors in the conservation of grassland environments, hedgerows and watercourses. A well-maintained 80-hectare forest nearby is a great place for hiking. The estate is in the Natura 2000 area.

According to the Nièvre archives, the manor house dates back to the 18th century. It belonged to the Benedictine nuns of Nevers, who owned forge mills on the Sardolle, a small river that runs through the property. The presence of slag (siliceous residue from the forge) in the soil around the river attests to the mill's long history of activity. The estate was seized during the Revolution and sold to a notary at the beginning of the 19th century. In 1861, following an epidemic of malaria, all the ponds in the south of the Nivernais plateau were drained and the mills came to a halt. An adjoining locality is called 'l'Étang' and an old dyke, now planted with an elegant mall of lime trees, can still be seen on the property.

- The manor :

After crossing small country roads and a hamlet with a beautiful Romanesque chapel, the property is accessed via a small valley along a path recently planted with a mall of tulip trees. You have to cross an old stone bridge under which the small river flows to reach the mill courtyard. The mill is built on a square plan with a tower on the main façade topped by a lantern.
Numerous mullioned windows testify to its age, and the facades are currently of jointed exposed stone, with ashlar corners and window towers.
The manor house is accessed via the square tower. An entrance hall with a winding wooden stairway leads to a large dining room-library with low panelling and a Louis XV stone fireplace, followed by a large 46 sqm lounge with large picture windows overlooking the garden. There is also low panelling and another Louis XV wood-burning stove with an insert, topped by a panelled overmantel.
Continuing on, there is a fully-equipped kitchen that opens onto a conservatory/dining room, leading to the garden. Next door is a utility room and toilet.

On the first floor is a very large 45 sqm suite with 4 windows and a magnificent view over the parkland and surrounding countryside. There is also a large dressing room with window and a bathroom with window. Then there is a second bedroom with its own bathroom. The second floor has a large landing, 2/3 bedrooms and a bathroom. The whole building is very well maintained.

- The farmhouse

Opposite, in the courtyard, a large, early 19th-century farmhouse is set in the continuity of the remaining dyke. It is built of exposed stone with dressed stone window and door towers. The flat-tiled roof is pierced by three attractive wooden dormer windows. On either side of the façade are a wisteria and a vine that produces excellent table grapes. In the grounds, we find a barn with a floor surface area of just under 150 sqm, with a canopy and a very fine exposed roof frame. Adjoining the barn, on the edge of the orchard, is a small building that must have been a former greenhouse, plus an kennel and henhouse.

The entrance to the farmhouse is through a small-paned glass door. The entrance hall leads on the right to a very large 60 sqm through lounge with 3 windows and two French window. It has marble floors, a Louis XV stone fireplace and a large wainscoted cupboard built into one of the walls.
To the left is a large, fully fitted kitchen with a French window leading to the garden, and to the rear is a storeroom and the boiler room.
From the kitchen, there is access to a large room with a large bay window, currently used as an office.
The first floor, with its beautiful oak roofing framework, includes a large 60 sqm master suite, two bedrooms and a bathroom.
The whole farmhouse is in very good condition. It could be used as a guest house, or for grown-up children studying in Nevers, or as a gite.
