Ref.4412 : French equestrian property for sale in the Centre of France, near Limoges
Just a 20-minute drive from Limoges, a city of art and history, the estate is set in beautiful, undulating, wooded countryside with scattered settlements. It lies at the centre of an immense clearing, occupying all of its 79 acres (32 hectares).

Situated on the Circuit des étangs et des clochers, the property is at the heart of a region popular with hikers and nature lovers, whether they're holidaymakers or Limousin residents looking to relax. Quality shops and restaurants in the surrounding villages keep tourists coming.

The region is also renowned for its excellent conditions for rearing the famous Limousin breed. The estate, situated at an altitude of 400 metres, benefits from good local rainfall. Thanks to its large, curved cirque shape and the collection of run-off water, it is completely self-sufficient in water for its equine activities. So it's the perfect place to keep horses, or even other large herbivores, subject to certain conditions.

Although isolated from the rest of the world, the property is a very short distance from the A20 motorway, Limoges Bénédictins station and Limoges Bellegarde airport. It is therefore easily accessible for guests, whether they are horsemen and women or families looking for a break in the heart of nature.

Historically used for cattle rearing, the property has been transformed into a horse-breeding estate over the last fifteen years.
The originality of this estate lies in the fact that it operates according to the concept of accommodation that respects the fundamental needs of horses and the environment. This method provides equines with an environment that is close to the natural environment in order to fully satisfy their physiological, psychological and social needs: locomotion encouraged, diversity of soils and richness of the natural, prairie and floral environment, without overgrazing.

On the estate, horses have permanent access to equestrian tracks, which criss-cross the estate and lead to different pastures. These are opened or closed depending on the level of grazing, so the horses have to move around to feed themselves or to get to the water troughs in different parts of the estate, just as they would in complete freedom.

Good management of these movements means that the horses can live outdoors all year round, while at the same time freeing up haymaking capacity. The area required to fully apply the method is 3 to 5 hectares per horse.
From this point of view, the relief of the property and the good local rainfall (~1100 mm/year) make the pastures accessible all year round without any major risk of drought. In addition, run-off water is collected via a collection pond, ensuring that the entire property is self-sufficient in water.
From the horse's point of view, therefore, this is the highest standard of accommodation, still rare in France but undoubtedly destined to become more widespread in the context of legislation which, in the medium term, could restrict confinement in boxes and impose life in freedom and in social groups, as is already the case in Switzerland.
All these measures have enabled the current owner to obtain organic fodder production certification, further enhancing the value of this exceptional estate.

The estate is an oval shape running from south to north, bordered by woods and forests throughout. Its undulating terrain divides it into various compartments through which team members travel to reach the various pastures. To the north, the oval ends in a gentle slope, forming a kind of cirque that is particularly attractive.

The stone house dominates the whole, providing views over almost the entire estate.

This house, which is extended by the building housing the stables, itself flanked by a hay shed, offers comfortable accommodation comprising:

On the ground floor: The main façade, facing south, opens onto a entrance leading to the left towards a study that could be converted into a living room or an additional bedroom, to the right towards the staircase leading to the upper floor and opposite towards the "cathedral" living room where an imposing wood stove sits. A large bay window provides access to the terrace.
Separated from the living room by a skylight, a large kitchen/dining room.
In the center of the living room, a discreet door provides access to a laundry room with toilet. This room serves as an airlock with the stables. An arrangement that allows you to go to the horses in their boxes without going out. In principle, these are mainly old or sick animals, or broodmares ready to give birth. This is why a video surveillance system connects four of the ten boxes with the accommodation.

On the first floor: Large gallery/mezzanine serving 3 bedrooms, one of which is used as an office, a bathroom and a toilet.

The whole has a living area of approximately 220 sqm.

To serve the equine and equestrian activity, the estate has various facilities:
A 20 x 40m open riding arena with a white sand floor. This facility benefits from lighting allowing night-time practice, especially in case of extreme heat.
A 30 x 60m "Horse park" with around ten obstacles (ditch, bridge, tilting board, etc.) to familiarize horses and riders with stressful situations encountered outdoors.
A 137m2 barn composed of a space for storing the tractor, storing equestrian equipment and small operating equipment as well as a tack room and various small rooms. As an extension of this barn, a training room of approximately 49m2 has been fitted out with its own bathroom, currently being finished.
A 13sqm wooden reception chalet to receive and welcome visitors.

These buildings, together with the dwelling house with its adjoining stable and hay shed, constitute a separate equine and equestrian activity centre from the part reserved for passing guests. This centre has its own car park, while the hay shed and barn provide shelter for the farm's vehicles.
Finally, the horses have two shelters with water troughs located on the reception paddocks intended for newly arrived or older horses. Modern, removable hay racks are also provided in some pastures.

The lodges :
100 meters from this center, three log cabins with green roofs are arranged in an arc on a gentle slope overlooking the pond and the surrounding woods. They can accommodate passing guests, whether they are horse riders or tourists.
These chalets, of a single model and with a surface area of 49 sqm of living space each, have a comfortable living room with kitchen area and view of the pond and the surrounding countryside, not overlooked, a double bedroom, another bedroom with an adult-sized bunk bed, a bathroom and a large terrace.
This tourist center has its own private parking.

LANDS
The land, with an area of 79 acres (32 hectares), is in one piece. It is presented as a large clearing, bordered on its entire periphery by wooded areas, including a communal forest crossed by walking trails. There is therefore no vis-à-vis with adjacent properties.

This open space is crossed by large clearly marked and fenced equine tracks. They provide access to the different pastures that can be opened or closed in order to ensure rotation and access to diverse grasslands and environments.

On the periphery, an unfenced strip allows, in addition to the production of hay, to have a walking area where it is possible to observe wildlife.

Finally, buried pipes carry the water collected on the estate to watering troughs located at different points on the estate. This gives the horses almost complete autonomy as well as an additional reason to wander.
