Lower Sarthe is known amongst other things for the Loir river that runs through it and thanks to this natural water source, relief rainfull and high levels of yearly sunshine, an excellent mix affording its excellent selection of wines. Since the middle ages the hills either side of the river valley have produced such names as “Jasnières” (requested by Henry IV when hunting in the neighbouring Bercé forest) and “Coteau du Loir”. Originally covering over 26,130 acres in 1829 with the majority being around Chateau-du-Loir and La Chartre-sur-Le-Loir. Today the surface covered by vines is greatly reduced placing a premium on the vineyards still in activity. Scattered within these vineyards are often see the “Loges des Vigne”, used to house the wine growers during the season. Traditionally built from the local tuffeau stone (the same stone as used in the noble chateaux of the region). The vast majority have been left to disrepair and abandon, certain have enjoyed some TLC and perhaps even a new roof, but very, very few have actually undergone a full restoration and modernisation and are useable as living accommodation of anything other than the very basics.
Being used to visiting chateaux and manors this charming property is something very different for us and the first one I’ve seen for sale in 23 years of being a Loire Valley estate agent. The current owner has taken a rural building left to abandon and using traditional materials, retaining and enhancing the original character, combined with modern technology has created an idyllic holiday/week-end retreat.
The original accommodation for our winegrower was simply one room in what we can call the tower, with the attached “barn” providing shelter for his horse, tools and hay. The conversion has kept the original fireplace and underfloor “wine store” in the tower room, today as a lounge (with convertible sofa bed), it’s double aspect with views over the vines and opens to the adjoining “barn” which today accommodates a good sized double aspect galley kitchen (fully equipped and functional).
